After-hours plumbing emergencies in a business
A building has more at stake than a house: stock, equipment, customers and health rules. Some problems force a closure.
- Water flowing from a broken line or a failed valve.
- Restroom or floor drains backing up.
- A grease trap overflowing in a kitchen.
- No hot water in a business that needs it to operate.
What to do while you wait
Close the building's main water valve if water is flowing, and keep staff and customers out of the wet area.
Move stock and equipment off the floor, photograph the damage for the insurer and tell your landlord or property manager.
Commercial leak detection
Larger buildings have more pipe and more places to hide a leak. We use pressure tests, acoustic listening and thermal imaging to narrow it down, just as in homes, and we plan around business hours.
Leak jobs in commercial buildings often involve a landlord, a tenant and an insurer. We document what we find so the right party can act. See leak detection for how the methods work.
Drains, floor drains and grease traps
Restaurants and food service sites send grease down their lines every day, and a grease trap catches most of it. When the trap is full, grease flows downstream and the line backs up.
- Floor drains that overflow often share a line with a clogged main.
- Lift pumps and ejector pits need regular checking and repair.
- Grease trap pumping and cleaning is a scheduled service for food businesses.
- Storm drains and area drains can be cleared of debris before the monsoon season.
For lines that clog repeatedly, hydro jetting and a camera visit are the usual path. See sewer line cleaning.
Commercial plumbing call
Call the 24/7 line with the building type and contact. We will book the earliest visit.
Call (480) 741-9332Backflow testing and the Town of Florence program
Arizona requires backflow prevention devices to be tested annually by a certified tester, according to the Town of Florence water quality page. Under the Town Code, customers are responsible for locating, installing, testing and maintaining backflow assemblies. Since 2024 the Town has used Backflow Solutions Inc. to track devices, testers submit results online and owners receive a yearly letter when a test is due.
If your business has a device and a letter arrives, tell us. We can test, repair or replace a failed assembly, and we will explain what the test results mean.

Property managers and landlords
Managers who oversee several units need a plumber who communicates clearly. Tell us the property, the unit and the tenant contact when you call, and we will confirm access before we arrive. We note what we find so the work order is easy to close.
What we can and cannot do
We handle standard commercial plumbing: leaks, drains, fixtures, water heaters and backflow. Large new construction, medical gas and industrial process piping are different disciplines, so tell us the scope and we will say plainly whether it is a fit.
What commercial plumbing costs and what moves the price
You get a price before work begins whenever the scope is clear.
More pipe and more fixtures take more time.
Work around open hours may need a different schedule.
Larger lines need larger machines.
A clear problem is easy to price. A hidden leak is priced after detection.
Photos and reports for landlords and insurers are part of the visit.
Want your real number? Call (480) 741-9332 and describe the building and the issue.
Code note: backflow and grease interceptors
Model plumbing codes address cross-connection control, which includes backflow assemblies, and grease interceptors for food service. Arizona requires annual backflow device testing by a certified tester, according to the Town of Florence.
